Small Lot Kitchen Remodel

A Full Remodel for a Small Room on a Small Lot

The kitchens on Balboa Island and the Peninsula were mostly built for summer cottages and rental duplexes. They tend to be narrow, often a galley or an L tucked against a side wall, with a window over the sink, a single run of upper cabinets and an electrical service that was never meant to carry a modern appliance package. Many have been updated once or twice already, which means we are sometimes taking out a 1990s remodel that was installed over the original one.

A small lot remodel is a full kitchen remodel. New cabinets, counters, backsplash, lighting, plumbing fixtures and appliances, with the rough plumbing and electrical brought up to what the new layout needs. What makes it its own service is that every design decision is weighed against two limits at once: the size of the room and the difficulty of getting materials into it.

Designing Inside the Walls You Have

In a small kitchen the rules that matter most are the old ones. Keep at least 42 inches between counters, 48 if two people cook together. Keep the sink, cooktop and refrigerator close enough to form a workable triangle without putting the dishwasher door across the only walkway. Where the room is too narrow for both, we would rather give you a clear aisle than an extra 12 inch cabinet.

Some choices pay off more in a small room than a large one:

Keep the Sink Where the Drain Is

Moving a sink across the room means opening the floor or walls for new drain and vent lines, and on a raised cottage floor or a slab foundation that can add real cost and a permit inspection. If the current location works, we keep it. If it truly does not, we price the move honestly and you decide.

The same logic applies to gas. Relocating a range line is doable, but switching to induction is sometimes simpler, provided your electrical panel has the capacity for a dedicated circuit. We check the panel early, because a service upgrade changes both the budget and the schedule.

Ventilation and Electrical in an Older House

Small kitchens trap heat and moisture, and near the bay they also trap salt air. We size the hood to cover the cooktop and duct it to the outside rather than recirculating. Larger hoods can trigger make up air requirements, so we match the fan to the cooking you actually do. New counter circuits get GFCI protection, appliances get dedicated circuits, and under cabinet lighting goes in during rough-in instead of being taped on afterwards.

Built to Be Carried In

Every item is chosen with the delivery route in mind. If a tall pantry cabinet will not make the turn at your side gate, we order it as two stacked units. If a slab run is long, we plan a seam that lets two shorter pieces come in by hand. Those decisions are made during design, not on the day the truck arrives.

Signs Your Kitchen Is Ready for This

Particleboard swelling under the sink or beside the dishwasher. One outlet serving the whole counter. Hinges and pulls rusting from salt air. Doors that no longer line up.
